Construction Certificates

What is a Construction Certificate and when do I need it?

A Construction Certificate (CC) is required after getting your Development Application (DA) approved by Council. Building works cannot commence until a CC is obtained.

At Silver Certifiers we will undertake an assessment of your approved plans and development consent conditions within 7 days and advise you what will be required to get your CC. You will have pages of DA conditions that seem very confusing, leave this to us to advise you of which conditions require your attention. We will liaise with your builders, architects and associated building professionals to get your project approved and ready for construction to commence.

 

 

Complying Development Certificates

 

What is a Complying Development Certificate and do I need it?

Not all building work requires DA approval via your Local Council. The State Government Environmental Planning Policy (Exempt and Complying Development Codes) 2008, called Codes SEPP- provides a streamlined assessment process for a range of developments from in-ground pools, small additions and alterations, up to new 2 storey dwellings, that if they comply with the minimum specified development standards set out in the code, then it can be approved as a CDC by an Accredited Certifier.

Our team will be able to give advice on whether or not your proposed development is permissible as Complying Development and work with you and your building professionals to get an approval. A CDC offers incredible savings in time and flexibility of consultants to use and is our speciality at Silver Certifiers. When we are satisfied that all the requirements have been met, we will give you a Comply Development Certificate (CDC) approval, all within 14 days.

 

 

Principal Certifier

 

What is a Principal Certifier and can Silver Certifiers be appointed as my Principle Certifier?

Prior to commencing any building or construction work, you must appoint a Principal Certifier. The Principal Certifier is a building surveyor who can undertake the various mandatory inspections throughout the build and is engaged by you when completing our CC or CDC application form.

Acting as your Principal Certifier, we will advise you which mandatory inspections are required for your particular building project and it will be your responsibility to call us out for these inspections. The Principle Certifier’s role is to document details of these inspections and issue you with an Occupation Certificate (OC) should all of the work be completed.

 

 

Occupation Certificates

 

What is an Occupation Certificate and when is it needed?

An Occupation Certificate (OC) issued under the Environmental Planning and Assessment Act 1979 allows a person to occupy and use that new building or pool structure approved as part of the CC or CDC. An OC verifies that the Principle Certifier is satisfied that the approved building is suitable to occupy or use in terms of the requirements of the National Construction Code (NCC) and the relevant development consent of the CC or CDC.
